This Privacy Policy explains how Yellow Oak Realty (“we”, “us”), a real estate agent registered with MahaRERA under A52000000488, collects and uses personal information through this website, which provides information about the Birla Punya residential project in Pune. This website is not the official website of the developer, Birla Estates.
1. Information we collect
- Enquiry details you submit: full name, mobile number, email address (optional), configuration or enquiry preference, and your consent.
- Campaign and technical details: the page you landed on, the enquiry form used, and UTM campaign parameters (source, medium, campaign, content, term) from the link you clicked.
- Analytics and advertising data (only if you accept cookies and these tools are enabled): pages viewed, device and browser information, approximate location and interactions such as calls, WhatsApp clicks and form submissions.
2. How we use your information
- To respond to your enquiry by phone, WhatsApp or email and share project information, price details and site-visit options you asked for.
- To measure which advertising and marketing campaigns lead to enquiries, and to improve the website.
- To keep records and comply with legal and regulatory obligations.
We do not sell your personal information, and we only send promotional messages where you have given consent.
3. Sharing
Enquiries are shared with our authorised sales representatives so they can contact you. We may share information with the project developer where needed to process your enquiry or site visit, and with service providers that help us run the website, listed below. We may disclose information if required by law.
4. Service providers who process your information
- Google Apps Script and Google Sheets: your enquiry is received by a Google Apps Script application and stored as a row in a Google Sheet with restricted access.
- Gmail / Google email services: a notification containing your enquiry details is emailed to our sales team.
- Website hosting provider: serves the website and may keep standard server logs.
- Google Tag Manager, Google Analytics 4, Meta Pixel (if enabled): used for analytics and advertising measurement, only after you accept cookies.
Some of these providers may process data outside India.
5. Cookies and tracking technologies
We load analytics and advertising tags only if you click “Accept” on the cookie notice. If you reject, these tags are not loaded. You can change your choice by clearing this site’s data in your browser. We also store UTM parameters and a pending-enquiry record in your browser’s local storage to attribute enquiries and avoid losing an enquiry if your connection fails.
6. Security
Enquiries are sent over HTTPS, validated on the server, and stored in access-controlled Google accounts. No method of transmission or storage is completely secure, so we cannot guarantee absolute security.
7. Retention and deletion
We keep enquiry information only for as long as needed to respond to you, manage the sales process and meet legal obligations. You may ask us to delete your information at any time; we will do so unless we are required by law to retain it.
8. Your rights
Subject to applicable Indian law, including the Digital Personal Data Protection Act, 2023, you may request access to, correction of or deletion of your personal information, withdraw your consent, or raise a grievance. Withdrawing consent does not affect processing done before withdrawal.

This website is intended for adults and is not directed at children.
