By using this website you agree to these terms. The website is operated by Yellow Oak Realty, a real estate agent registered with MahaRERA under A52000000488 (“we”). It is not the official website of the developer, Birla Estates.

1. Use of the website

You may use this website for lawful, personal purposes to learn about Birla Punya, Pune and to make an enquiry. You must not misuse it, submit false or another person’s details without permission, attempt to disrupt or gain unauthorised access to it, or use automated tools to submit enquiries.

2. Accuracy and availability of information

We try to keep the information accurate and based on material published by the developer, but we do not guarantee that it is complete, current or error-free. Availability of units, configurations and offers may change at any time.

3. Prices, images and specifications

Prices shown are indicative, exclude stamp duty, registration charges and GST, and are subject to change without notice. Images, renderings, maps and distances are illustrative and not to scale; actual views, finishes and layouts may differ. Specifications, amenities and approvals are subject to change as per the developer’s plans and statutory approvals.

4. No offer; final terms

Nothing on this website is an offer, invitation to offer or contract. Final commercial terms are governed only by the official developer documentation, including the Agreement for Sale and the project registration with MahaRERA. Please verify project details at maharera.maharashtra.gov.in before making any decision.

5. Intellectual property

Project names, logos, images and other material relating to Birla Punya and Birla Estates belong to their respective owners and are used here for information about the project. The design and original content of this website belong to its operator. You may not copy or reuse them for commercial purposes without permission.

6. Third-party links and services

This website may link to or use third-party services (for example the MahaRERA portal, Google services, WhatsApp and analytics providers). We do not control them and are not responsible for their content or practices.

7. Limitation of liability

To the extent permitted by applicable law, we are not liable for any loss arising from your use of, or reliance on, this website or its information, or from interruptions or errors in it. Nothing in these terms limits liability that cannot be limited under law.
